Tennants FAQ

How do I book a viewing on a property?

That’s easy, all you have to do is call the office, e-mail us or drop into the office and we will take your details, ask you a few qualifying questions and then we can book you that all important viewing.

What do I have to do if I see a property that I like and want to take it?

We offer holding system, you will have already been pre-qualified over the phone so all you have to do is place a £300 holding deposit (this is not an additional fee, it is part of you balance) down to reserve the property (subject to suitable references) and we will start the referencing process.

Are my personal details secured?

All information in our database is confidential. Pinewood Property Lettings are registered under the Data Protection Act.

When can I move in?

As long as the property is ready and we have an inventory/schedule of condition then you can move in as soon as you like.

When does the final balance need paying?

The final balance must be paid in cleared funds before you check in day.

What happens on move in day?

An appointment will be made for you to meet one of our negotiators at the property to sign the tenancy agreement (once all outstanding monies have been paid) and take utility meter readings. The inventory will have been produced and each page will be checked through with you and signed, this document states the condition and the contents of the property at the start and will be re-checked at the end. Any discrepancies will be questioned and could result in you losing some or all of your security deposit. Make sure everything is put back in the same place that you found it. If the property has been professionally cleaned prior to you moving in then you will have to have it cleaned to the same standard.

What happens to my bond?

If we are managing the property your bond now has to be registered with the “Dispute Services” giving you the peace of mind that it is being handled in accordance with regulation. For advice visit: www.direct.gov.uk/tenancydeposit or telephone the leaflet line on ……..

When will I get it back?

If we are managing the property we would have had an inventory/schedule of condition and run through that with you at the start of the tenancy, at the end of the tenancy once you have vacated we will run through that very same document and as long is everything is as it was then the bond must be returned within 14 day directly to your forwarding address.

Could I move to another property with you?

Of course, you would still have to give the required notice on you current property but we would be more than happy to move you.

Can I buy the house that I am renting?

We can ask the landlord and if he would like to sell the property then we can help you buy the property by providing you with mortgage services and a solicitor to deal with the conveyance of the sale.
