Fully Managed Service
- Take all marketing photos and build a description
- Build the property into our market leading software
- Upload it onto all the major property portals including our own website
- Advertise in the local property paper (on a rotation basis)
- Display the property within our shop window (on a rotation basis)
- Erect a ‘To Let’ board upon request (included in this service)
- Check credit, employer, and previous landlord references of prospective tenants
- Obtain (if required) and screen their guarantor
- Fully prepare the tenancy agreement
- Collect first month rent and security deposit (against possible damages)
- Arrange Standing Order rent payments
- Collect and clear monthly rent promptly
- Forward payment promptly to your designated bank
- Send a clear, accurate and detailed statement of your account every month
- Act as your tenants’ contact for all property management issues
- We will inspect your property at regular intervals throughout the tenancy
- Resolve all non-expensive problems quickly and efficiently
- Arrange estimates and organise repairs
- Supervise the tenant throughout the tenancy
- Communicate all relevant details to you about the property
- Check your tenant in and out of the property
- Work through the inventory on check in and check out (if you have one)
- Deal with the return of the tenant’s deposit

- Forward all leads directly onto you
The above bullets give just an outline of the things included within each service but we fully understand that each landlord is different and they may require our services tailoring slightly to meet their needs.
We can also arrange for an inventory/schedule of condition to be prepared (at an additional fee), this document is extremely important since the government introduce the Tenancy Deposit Scheme on the 6th April 2007.
